UAD 3.6 and the New URAR: What Lenders and Appraisers Need to Know

UAD 3.6 and the New URAR

The mortgage industry is in the middle of its most significant appraisal data transition in over a decade. UAD 3.6 — the updated Uniform Appraisal Dataset — and the redesigned Uniform Residential Appraisal Report (URAR) form that accompanies it represent a fundamental change to how residential appraisals are structured, completed, and submitted to Fannie Mae and Freddie Mac.

For lenders, this transition is not just a technology update. It changes what a compliant appraisal looks like, what UCDP will flag as errors, and what the Submission Summary Report (SSR) reports back after submission. AMCs and their review processes need to be calibrated to the new standard — not just updated to accept the new file format.

What Changed with UAD 3.6

The new URAR form under UAD 3.6 is a comprehensive redesign, not an incremental update. The layout is modernized, data fields have been expanded and clarified, the market condition analysis section has been restructured, and the form now requires more explicit documentation of how appraisers selected comparable sales and developed adjustments. The underlying data format changed from UAD 2.6 XML to a UAD 3.6 ZIP file format that includes XML, PDF, and image components.

UCDP began accepting UAD 3.6 submissions in September 2025 during the Limited Production Period, with broad production beginning January 26, 2026. During the transition, both UAD 2.6 and UAD 3.6 submissions are accepted. After the transition is complete, all new conventional appraisals will need to comply with UAD 3.6 requirements.

The SSR generated by UCDP for UAD 3.6 submissions is also new — providing feedback in both PDF and JSON formats through UCDP’s direct integration channel. Lenders and AMCs who are used to reading the 2.6-era SSR need to familiarize themselves with the updated report structure.
