Compliance and Appraisal Independence

Appraisal independence is a federal requirement under the Dodd-Frank Act. It prohibits anyone with a financial interest in a mortgage transaction from influencing, coercing or selecting the appraiser.

Every appraisal is reviewed against USPAP standards and against Fannie Mae, Freddie Mac and FHA guidelines. All appraisers are independent contractors, and technology tools assist the process without replacing licensed professional judgment.

Early Warning

The Heads-Up Program

The Heads-Up program is R3 AMC's early notification system. It alerts you when an appraisal is likely to come in below contract price, before the final report is delivered.

That advance warning gives you and your loan officers time to prepare the borrower and work the options, whether that is renegotiation, additional cash to close, or a Reconsideration of Value. It is the difference between managing a gap and being blindsided by one at closing.

The difference between a closing that holds and one that collapses is usually how much warning everybody had.

Appraisal gaps are a regular challenge in competitive markets where buyers bid above asking price. Heads-Up exists to give lenders time to do something about them.

Regulatory Change

UAD 3.6 Readiness

Implementation: late 2026

UAD 3.6 updates the standardised data fields and formats for appraisals submitted to Fannie Mae and Freddie Mac. It brings more structured field requirements affecting reporting, neighborhood analysis and comparable selection.

R3 AMC is a preferred beta tester for UAD 3.6 and is taking the lead in training both lenders and appraisers on the change.

If your current AMC has not raised UAD 3.6 with you yet, that is worth knowing before the deadline rather than after it.
