The Service
What R3AMC Does for Lenders
R3AMC manages the residential appraisal process on your behalf, from the moment the order is placed to the moment the report is delivered. That covers four things:
Orders are assigned automatically to a qualified appraiser from a panel of more than 500 active appraisers, with over 20,000 in the wider database. Automated assignment is what keeps the process compliant with appraiser independence rules.
Delivery benchmarks are established from day one and enforced, with proactive status updates throughout so you are never chasing an appraisal to find out where it is.
Every report is reviewed before it reaches you, against USPAP standards and agency guidelines.
Reports are delivered complete and compliant, with an SLA commitment to never hold up a closing.
R3AMC was founded in 2015 by practicing appraisers who set out to build an AMC they would want to work for themselves. That shapes how the company operates: fair fees to appraisers, respectful relationships, and open communication.

Coverage
Loan Types We Cover
R3AMC handles residential appraisals across every major mortgage product.
- Conventional
- FHA
- Jumbo
- Non-QM
- USDA
- Portfolio loans
VA appraisals are not currently handled. Everything else in residential lending is covered.
Compliance
Compliance and Appraisal Independence
Appraisal independence is a federal requirement under the Dodd-Frank Act. It prohibits anyone with a financial interest in a mortgage transaction from influencing, coercing or selecting the appraiser.
- AIR-compliant processes across every assignment.
- Automated appraiser assignment, so no party to the transaction chooses the appraiser.
- Quality control reviews that assess the report without influencing the value conclusion.
- Listing Agent Engage™, which shares comparable sales data with listing agents through a compliant, automated channel rather than an informal one.
Every appraisal is reviewed against USPAP standards and against Fannie Mae, Freddie Mac and FHA guidelines. All appraisers are independent contractors, and technology tools assist the process without replacing licensed professional judgment.
Early Warning
The Heads-Up Program
The Heads-Up program is R3AMC's early notification system. It alerts you when an appraisal is likely to come in below contract price, before the final report is delivered.
That advance warning gives you and your loan officers time to prepare the borrower and work the options, whether that is renegotiation, additional cash to close, or a Reconsideration of Value. It is the difference between managing a gap and being blindsided by one at closing.
The difference between a closing that holds and one that collapses is usually how much warning everybody had.
Appraisal gaps are a regular challenge in competitive markets where buyers bid above asking price. Heads-Up exists to give lenders time to do something about them.
Risk Cover
Val-Insure
The industry's first insured appraisal solution, built by R3AMC to address both overvaluation inaccuracy and undervaluation caused by appraisal bias.
For a lender, that turns appraisal bias from an open-ended exposure into a covered one.
- Mandatory bias training for every appraiser on the panel.
- Compliance review of every covered appraisal for potentially discriminatory content.
- E&O insurance coverage protecting against losses arising from bias claims.
Regulatory Change
UAD 3.6 Readiness
Implementation: late 2026UAD 3.6 updates the standardised data fields and formats for appraisals submitted to Fannie Mae and Freddie Mac. It brings more structured field requirements affecting reporting, neighborhood analysis and comparable selection.
R3AMC is a preferred beta tester for UAD 3.6 and is taking the lead in training both lenders and appraisers on the change.
If your current AMC has not raised UAD 3.6 with you yet, that is worth knowing before the deadline rather than after it.
Turnaround and Service Levels
Turnaround varies with property type, location and market conditions. Delivery benchmarks are set at the start of the relationship and enforced from there.

Account Management
A Named Account Team, Not a Rotating Queue
One of the most common frustrations lenders bring to R3AMC is shifting contacts inside their previous AMC. Every call starts from the beginning, and nobody owns the problem.
R3AMC uses a dedicated account-management approach, so you deal with people who know your files, your overlays and your closing calendar.

How long does an appraisal take through R3AMC?
R3AMC averages five business days from order to delivery, with an SLA commitment to never hold up a closing. Delivery benchmarks are established at onboarding and enforced from day one, with proactive status updates throughout.

How does R3AMC handle Reconsiderations of Value?
