AMCs select and assign qualified appraisers, coordinate scheduling and communication, review completed reports for quality and compliance, and deliver appraisals to lenders. Yes. R3 AMC provides private appraisals directly to homeowners and consumers. In the Las Vegas Valley, including Henderson and all of Clark County, R3 AMC offers local residential appraisals for legal, estate, divorce, tax, accounting, marketing, and private valuation purposes. R3 AMC averages a 5-business-day turnaround from order to delivery. The company's SLA commitment is to never hold up a closing. Turnaround times may vary based on property type, location, and market conditions, but R3 AMC establishes and enforces delivery benchmarks from day one and provides proactive status updates throughout the process.
Listing Agent Engage™ is R3 AMC's proprietary, Dodd-Frank compliant automated comp sharing system. It differentiates loan officers by proactively sharing comparable sales data with listing agents, saving them time while demonstrating appraisal awareness. ValueTest.ai is R3 AMC's AI-powered appraisal research platform. It produces research reports that support quality control, Reconsiderations of Value (ROVs), and appraisal accuracy while maintaining appraiser independence. Val-Insure™ is the industry's first insured appraisal solution, developed by R3 AMC to address both overvaluation inaccuracies and undervaluation due to appraisal bias. The program combines three components: mandatory bias training for appraisers, compliance review of every covered appraisal for potentially discriminatory content, and E&O insurance coverage protecting against losses from bias claims. Val-Insure covers conventional and FHA loans and is underwritten by Hallmark Financial Services.
R3 AMC uses a multi-layered quality control process that includes AI-powered review through ValueTest.ai, compliance checks against USPAP standards and agency guidelines (Fannie Mae, Freddie Mac, FHA), bias language screening through Profet Edge Review, and human review by experienced staff appraisers led by SVP/Chief Appraiser Steven Caldwell and VP/QC and Compliance Tamara Abernathy. Regulatory Standards & Requirements
Appraisal independence is a federal regulatory requirement under the Dodd-Frank Act that prohibits parties with a financial interest in a mortgage transaction from influencing, coercing, or selecting the appraiser. UAD 3.6 (Uniform Appraisal Dataset version 3.6) is an update to the standardized data fields and formats for appraisals submitted to Fannie Mae and Freddie Mac, scheduled for implementation in late 2026. R3 AMC is a preferred beta tester for UAD 3.6 and is taking the lead in training both lenders and appraisers.
